Now Is The Time To Build

I was just thinking about you and past discussions about your desire to move into one of our beautiful one-level living homes. I thought I would share with you a few thought as to why how is the right time to build.\n\n Whether it’s saving two cents on a gallon of gas or building your dream home, everybody wants a bargain. Everyone loves a deal. No one likes paying retail.\n\n As you consider building a new home with Ovation Homes, now or over the next year, you face a number of difficult questions…\n

  • \nCan I do better if I wait to build my home?
  • \n
  • Will interest rates go lower?
  • \n
  • Have home values bottomed or will there be further declines?
  • \n
  • Will my house sale?
  • \n
  • How do I handle the headache of moving?
  • \n
  • Are there special mortgage loans just for me?
  • \n

\nOn the surface, it may seem as though the housing market has yet to begin climbing out the hole it fell into nearly three years ago. But I see a number of key indicators that point to some compelling reasons why now may be the time to get the best value for your home building investment.\n

  1. \nHome Prices: Like the stock market, it is impossible to pick the bottom of the current housing market. No one can say with certainty that we’ve hit the absolute bottom. Like any market, supply and demand impact price. The inventory of older homes continues to dwindle. According to the Census Bureau, the US will add over a million new households each year. The current supply of new homes coming on line is nowhere near that number. As the demand for new homes rise, so will prices.
  2. \n

\n \n

  1. \nInterest Rates: We’ve already seen mortgage and construction loan interest rates inch up in 2011. They are likely to maintain that trend as the overall economy and demand for new homes continues to improve.
  2. \n

\n \n\nIf you determine that interest rates are likely to go up, acting now can save money. Every quarter-point change in interest rates is equivalent to approximately $6,000 for each $100,000 borrowed over the course of a 30-year fixed-rate mortgage.\n\n \n

  1. \nMaterials and Labor Costs: We are in the middle of a commodity boom. The global demand for raw materials from countries like China and other emerging markets continue to put upward pressure on commodity prices. As the price of raw materials goes up, so do housing costs.
  2. \n

\n \n\nIn addition, those manufacturers, suppliers, and trade contractors who are still standing after the housing bust did so by streamlining their operations and honing their costs of doing business. They are running very lean. In all likelihood, these companies will raise prices if there is an increase in demand for new housing.\n\n \n

  1. \nStreamlined Operations: In order for our company to prosper during this difficult business cycle, we’ve had to sharpen our operations and systems, cut the fat out of our ledgers and operate on thin margins. As a result we are poised to meet our current demand with better processes, improved technology and lower overhead. Those efficiencies translate into lower costs for homebuyers willing to invest in a new-home project today.
  2. \n

\n \n\nIf you can look past the headlines and scare tactics, you may realize that in these times, the best time to build a new home may be about to slip away.\n\n \n\nI will walk you through the entire buying process personally, taking time to carefully listen to your new home wish list. I will present you with options, working in a proactive manner, to enable you to find the home plan that exactly matches your list of criteria.\n\nNow is the time to build! New home prices will not stay suppressed over the long term. Don’t let this opportunity pass you by!

The rising cost of housing doesn't only impact young homebuyers. According to The Cost of Care Survey conducted by Genworth Financial, the average cost of assisted living centers in Utah for 2023 is $3,713 per month. This financial consideration is why a significant 88% of Americans aged 50-80 prefer aging in place. However, only 30% of this demographic feels confident that their current living space supports safe aging in place, with 50% having given little thought to their home's accessibility. The Concept of Aging in Place: The U.S. Centers for Disease Control and Prevention defines aging in place as "the ability to live in one's own home and community safely, independently, and comfortably, regardless of age, income, or ability level." Preparing an environment that caters to physical, cognitive, and social needs before they become necessities enables individuals and their loved ones to enjoy life fully. Suggestions for Creating an Age-Friendly Environment: Senior-Story Living: Ensuring easy and safe access to key areas like bedrooms, laundry, kitchen, and living spaces promotes the independence required for aging in place. 2. Accessibility Features: Incorporating features like grab-bars, barrier-free showers, raised toilet seats, lever-style door handles, wide hallways, and more enhances the lifestyle for seniors and their families. 3. High Tech Aids: Utilizing smart home devices controlled by voice, doorbell cameras, smart thermostats, and emergency detection systems offers monitoring options for caregivers. Smartwatches and cell phones also help aging adults stay connected and maintain their independence. 4. Senior-Friendly Communities: Choosing a location that is close to family, doctors, and other seniors can greatly impact the success of independent living. Building a supportive community that encourages healthy, active living elevates the overall quality of life. If you're ready to explore the concept of aging in place, we invite you to visit Ovation Homes Harvest Fields Community in West Point. This Active Adult Community boasts over 50 like-minded seniors who have already embraced the change and decided to build their ideal homes for aging in place. For many people approaching retirement, the decision between keeping the family home, downsizing to a smaller house or condo, or ridding themselves of the stress and expense that can come with home ownership altogether is a difficult one.

The following question was asked by a great couple visiting one of our Ovation Homes open houses, “Why would we consider downsizing?” They had been in their home for over 30 plus years, loved the neighborhood and had acquired many wonderful and beautiful things.
